This X12 Transaction Set contains the format and establishes the data contents of the Real Estate Information Report Transaction Set (262) for use within the context of an Electronic Data Interchange (EDI) environment. This transaction set can be used for the transfer and reporting of real estate information among real estate industry participants.

      4. To describe real estate property by boundary lines with their terminal points and angles; this segment defines legal boundaries of real estate property

        The QTY segment records the number of units, and amount of improvements finished above grade.
      7. To specify identifying information

        The REF segment identifies the mortgage loan number, file number, Federal Housing Administration or Veterans Administration case number, map reference number, geographic coordinates, census tract, and site Federal Emergency Management Administration map information.
      8. To specify any or all of a date, a time, or a time period

        The DTP identifies the tax year for real estate taxes, map date, date of sale, reconciliation date, appraisal date and other real estate information dates.

        The YNQ segment indicates the occupancy, property rights, project type, sales or refinancing, neighborhood characteristics, project information for Planned Urban Developments, corner lot, zoning compliance, best use, Federal Emergency Management Administration special flood hazard area, reconciliation appraisal basis information.

          The RET Loop records both current and historical property transactions such as listings, sales and rentals. Each iteration of the RET Loop represents one real estate transaction.

          The DTP records the real estate transaction dates such as listing date, sales date, expiration date, status dates, closing date, open house date, tour date.

          The PTF records all financial information associated with the real estate transaction such as list price, sales price, rent, commissions, transfer fees and closing costs. This segment is not used for ongoing property expenses.

          The QTY records transaction quantity information such as days on market and book quantities ordered.
